What You Can Expect

What can our tenants expect from Gardiner Waters?

As registered letting agents in Glasgow and other local authorities, we are fully compliant with the Scottish Government Letting Agent Code of Practice.  Whether you are already renting a property  from us or considering applying for a tenancy at one of our available properties, we want to give you some basic assurances;
  • All deposits are lodged with Safe Deposits Scotland
  • We don't charge any administration fees
  • You will be renting a property that is fully compliant with legislation in Scotland
  • You have a form of redress if there is any aspect of our service you are dissatisfied with 

Good properties to rent in Glasgow are snapped up quickly in a competitive market, therefore to give yourself the best chance possible of finding the perfect property, you should be organised in advance of viewings. This means;

  • Giving referees advance notice that you are looking for a property and that they may be contacted
  • Having your ID photographed and ready to send when requested
  • Knowing your earliest move in date
  • Having a guarantor in place if required
  • Knowing your monthly income/expenditure including all costs associated with the property you are applying for

SAFEGUARDING YOUR TENANCY DEPOSIT

Once we receive your deposit, we will lodge the full amount with Safe Deposits Scotland and send you an information document which outlines the conditions under which your deposit is held.  Safe Deposits Scotland will also email you to confirm the full amount has been lodged with them.

A Bit More About Our Approach

Good properties to rent in Glasgow are snapped up quickly in a fast paced market, therefore to give yourself the best chance of being successful in a tenancy application you should be organised in advance of viewing properties. Some things that will give you an advantage over other applicants are; • Proof of income/employment • Photographic ID • If currently renting then have a prepared reference from your current landlord stating; address of property you rented, tenancy dates, monthly rent, confirmation the rent was paid on time and in full, confirmation the property was handed back in good condition and no deposit deductions were made, confirmation of Landlord registration number and a short statement declaring if they would rent to you again in future • Credit report
